JUNIPER VALLEY - QUEENS, NEW YORK
• THE PROJECT

The project consisted of three attached two-family residences on a corner lot in the desirable Juniper Valley section of Middle Village, Queens, NY.  The principals of Titan were the developers of the project and also acted as the Project Manager.  The design of the project maximized the living area for the home owner while providing a functional rental unit.  During the initial value engineering of the plans, we recommended using metal stud as the structural system because of the height of the building.  This generated a significant savings and allowed the savings to be reinvested in the building’s exterior closure.  Ultimately, a traditional brick and lintel system enclosed the buildings providing a timeless appearance to the building.  The project received Best Two-Family Project by the Queens Chapter of the American Institute of Architecture.
