• THE PROJECT
The Electchester Shopping Center had been servicing the Pomonok area of Queens for decades. It had become a shopping center that simply looked “old” and was no longer attracting the level of retailers that the owners were looking to attract. The owners, along with their architect, MLDS Architects LLP, developed a plan to renovate the facade (mansard), the plaza areas with decorative pavers, installation of a vehicle control system with booth, modified the site drainage, and prepared tenant spaces for leasing or performed landlord work for executed leases. We were retained by the owners through a competitive bidding process initially to only perform the exterior renovations of the shopping center but due to the service provided more than doubled the initial contract through the change order process as the interior work took form and tenant installations were required.
