• THE PROJECT

The project consisted of two independent condominium buildings to be constructed on an “L” shaped property.  They consisted of an eleven story building and a seven story building.  The principals of Titan were the developers of the project and also acted as the Project Manager.  Due to the site configurations, available floor area permitted to be constructed, and to maximize the project’s return on investment, air rights were transferred from one tax lot to the other.  The eleven story building was designed as a “tribeca loft building” with the structure consisting of poured in place concrete with shear walls, independent HVAC systems, sprinkler system throughout the unit and public spaces serviced by a chiller, loft floor plan design, floor to ceiling glass taking advantage of the extraordinary east and west exposure, and finished balcony and terrace areas.  The seven story building was designed to cater to the one-bedroom market.  The structure consisted of concrete block and plank, independent HVAC systems, sprinkler system throughout the unit and public spaces, and finished balcony and terrace areas.
