The project consisted of two two-family homes on a corner of tree-lined 38th Avenue in Bayside, Queens.  As Construction Manager, was instrumental in establishing all interior finish schedules and mechanical system design and specifications.  Titan also assisted the developers with their decisions regarding the utilization of full brick and lintel exterior closure, landscaping design and irrigation, and the cost of construction of garages through cost benefit analyses.  It was this project that lead into a partnership relationship between the client and Titan’s principals to develop jointly several mid-rise residential condominium buildings in New York.
