ON-CALL CONSTRUCTION MANAGER 

Titan has had great success with its On-call Construction Management program with several of our clients. Several of our clients recognized that they have consistent construction needs. Many of our property management clients and owners found that in our current environment they have a consistent need for retail fit-out for tenants moving in, or white boxing retail spaces for tenants moving out.

Titan’s On-call Construction Manager service is an ideal program for large and small companies that have ongoing construction needs. It is commonplace to enter in to a contract for construction management service on a project, due to its efficiency in protocol and execution. The on-call construction manager services are a cost benefit, in that they reduce staff cost by eliminating the need for dedicated staff members skilled in construction management. Another key benefit of the on-call system is that your firm does not need to go through the “Request for Qualifications” process to select the consultant on a project-by-project basis. Titan’s construction management program directs and coordinates a wide variety of construction projects, including the building of all types of residential, commercial, and industrial structures. Construction managers oversee an entire project or just portions of one. Titan will schedule and coordinate the design and construction processes, including the selection, hiring, and oversight of specialty trade contractors, as well as the primary disciplines.

Titan coordinates and supervises the construction process from the conceptual development stage through final construction, ensuring that the project gets completed on time and within budget. We often work with owners, engineers, architects, and others who are involved in the construction process. Once the owner, architect and Titan have worked through the design process, Titan will oversee the planning, scheduling, and implementation of those designs.

Titan will determine the best way to get materials to the construction site and the most cost-effective plan and schedule for completing the project. Our process is to segment all required construction site activities into logical steps and budgeting the time required to meet established deadlines. Titan has developed sophisticated estimating and scheduling techniques and use of our proprietary TRC Portal web application to monitor and report project conditions to the collective team.

Titan also oversees the selection of trade contractors to complete specific components of the project, which could include everything from substructure, superstructure and MEP’s of a project.  Titan has created a Vendor Management Database that ensures a vetting process that verifies and rates vendors that will be selected for the bidding process. Titan will oversee the performance of selected trades and will be responsible for ensuring that all work is properly completed and on schedule.
