One of Titan’s General Contractor's greatest strengths is our expertise in providing preconstruction services to an owner.
Utilizing a team-based approach, we work closely with the project's owner, architect and consultants to provide input during the conceptual stages of a project's design through construction until the facility is operational and occupied. Titan provides input on budget, schedule, constructability, value engineering phasing and logistical issues. As the design progresses, Titan often leads value engineering meetings to create maximum value without compromising program, function or design intent. This approach provides owners and developers start-to-finish direction over the four most critical aspects of their projects: cost control, schedule maintenance, quality assurance and safety program.

Titan is a team player, working with the owner, architect and consultants from the conceptual stages of design through construction until the facility is operational and occupied.
Titan's approach to construction entails:

Cost Control During Construction – Titan’s estimators perform detailed quantity surveys for each trades scope of work. We will also present a deviation analysis that will compare Titan’s estimate to the owner's budget or other cost baseline.

Quality Assurance – Titan as the General Contractor conducts special Quality Assurance meetings to ensure that all team members are aware of our standards and the contract document requirements. Our management team reviews project requirements with the owner and designer to measure the effectiveness of our QAP process.

Scheduling - Titan’s scheduling procedure requires, at a minimum, a monthly review the Project's status. At a Project Team Meeting, the Project Manager addresses the project status including current information on submittals, RFI's, and change orders with the entire team. Titan’s goal is to ensure that the original baseline schedule completion date is met, and we have an excellent track record of just that!

On-site Supervision - Titan’s Superintendents actively manage the project daily on-site. Typical responsibilities include: jobsite management and project setup; field office and manpower management; materials and tools/equipment procurement and maintenance; quality control; safety; and project close out.

The Design-Build approach is one of Titan’s preferred construction methodologies because of its ability to facilitate project delivery and achieve cost efficiencies. With Design-Build, the Owner has one contract with Titan to oversee both design and construction, greatly simplifying the overall process and providing a single point of contact and accountability on every aspect of the project.

The Design-Build model is a unique way of managing a project's schedule, costs, and quality since every detail of this turnkey approach is managed by Titan - ensuring consistency, and efficiency throughout. Titan has excellent working relationships with New York’s leading architects and engineers, and we can either directly bring in the A/E design team for a particular project or assist the Owner in soliciting A/E qualifications and selecting just the right architect and engineers for the project.

Preconstruction services can be provided through a variety of arrangements including: Design Assist, Design-Build, and Construction Management at Risk (CMAR). Each method provides the owner with the benefit of having Titan’s professional staff provide input throughout the design process. More than sixty percent of Titan’s work falls into these categories. Under the Design Assist construction methodology, the owner can contract separately with Titan to work with the architect and provide ongoing analyses of the design. These analyses typically include: cost estimates, budget reviews, scheduling, constructability analyses, value engineering, phasing, and early purchasing of long lead items during the preconstruction phase of the project. Our preconstruction services ensure the owner of a smooth, efficient and cost effective construction process that delivers on-time and within budget.

CM/GC, also know as, Construction Management At Risk, is an innovative construction methodology in which the owner, architect, and construction manager/general contractor (CM/GC) work as a collaborative team from planning and design through construction. The emphasis is on leveraging the expertise of the general contractor during the design process in order to provide reliable cost control. Titan has extensive experience with this approach. Utilizing the CMAR process, Titan provides detailed input during design phase including: cost estimates, cash flow projections, scheduling, value engineering, technical and peer design reviews, and advanced logistical planning prior to the completion of construction documents.
