Construction management is a fee-based service that provides you with an experienced and objective advocate that acts in your best interests, guiding you through the construction project from initial concept to final construction closeout.
PRE-CONSTRUCTION PHASE:
Titan’s experienced professional team will analyze your projects through the design and planning phases. We offer comprehensive construction management combining unrivaled technical expertise, cost control and communication. Our knowledgeable and experienced Estimators, Project Managers and Construction Managers provide our clients with the expertise necessary to ensure that every aspect of the project is thoroughly planned. Our efficient, courteous professional staff provides our clients with results that not only meet, but exceed expectations for the past 90 years. Our pre construction services encompass:
DESIGN REVIEW & VALUE ENGINEERING:
Plans and specifications are developed by the project’s architect and engineer. These plans are continually reviewed during the phases of the plans development, from schematic plans to construction plans. During this process Titan:
- Reviews materials, equipment and building plans, determining the applicability, probable cost, and availability of components.
- Creates innovative alternatives and procedures with focus on time and/or cost saving potential while always preserving or enhancing quality.
- Review designs for long lead time items allowing Titan to plan, package and purchase these components.
- Perform detailed construct ability reviews on all design documents to ensure timely execution, possible
pre-assembly of construction elements and labor savings. - Review all designs and specifications for adherence to local regulations and trade practices.
BUDGET & SCHEDULES:
During the pre construction phase, Titan provides a preliminary budget and schedule for the client's review. Following this review, Titan provides ongoing revisions of the budget and schedule through the development of the design documents. Titan has developed a proprietary Client Portal that allows you the client to have complete control and oversight of your project via the web, “Please see
our TRC Portal page”. During this process Titan:
- Prepares comprehensive trade-by-trade project budgets and schedules, reflecting changes, specific conditions, and/or revised client requests.
- Provides you with up-to-date quotes on local trade pricing and availability of labor and materials, as well as, labor agreement obligations, and trade restrictions requirements.
- Manages the process of obtaining all relevant permits, authorizations and approvals prior to construction. These documents are all viewable through our TRC Client Portal as they become available.
- Revises the project schedule as items are identified with milestone events and critical decisions.
- Identifies opportunities for fast tracking the overall project schedule, as well as the costs and benefits associated with these strategies.
- Develops a comprehensive project execution plan in conjunction with the project budget and schedule as an outline for the requirements and conditions of the project.
BID & AWARD PHASE:
During this phase Titan assembles bid packages for individual trades and suppliers. Titan then determines the availability of all trades and materials, and develops a comprehensive bidders list. Titan’s trades rating system ensures that the most qualified and reliable vendors are chosen. This database of vendors has a rating system that is updated monthly. This process generally requires the following steps:
BID PACKAGE PREPERATION:
- Perform a complete analysis of project plans and bid requirements
- Develop a list of bidding alternatives for material, techniques, fabrication and installation methods in order to take advantage of an ever changing marketplace.
- Reviews each package to confirm all items are included in the scope of the project is properly assigned.
- Review bidding format to ensure all instructions on base bids, specific alternate bids and unit price requests are understood to solicit a satisfactory response.
- Review early acquisition bid packages for accuracy with careful attention to delivery dates and cost impact.
ESTABLISH BIDDER LIST:
- Develop a list of the most appropriate bidders from Titan’s database of rated subcontractors and suppliers, along with any subcontractor or supplier the Owner would like to invite to bid.
- Review all new subcontractors and supplier in terms of their capability, reputation, availability, bonding capacity and past performance.
- Encourage competition between bidders. Only contractors expressing a substantial interest in the project will be added to the bidders list.
EVALUATION OF BIDS:
- Provide our client with a written analysis, including bid comparison sheets and a recommendation on the appropriated trade contractor or vendor.
- Use all available information from Titan’s internal database of project bids and current market trends to evaluate and compare all cost proposals.
- Evaluation of all bids is performed to make recommendations for award. During this process bids, post-bids conferences, alternates, and unit prices to be included are under intense scrutiny and consideration.
AWARD CONTRACTS:
- Development of all the formal contract documents including all necessary plans, schedules, and specifications to ensure that each contract address the appropriate scope of the project.
- Ensure that each contract is returned with all necessary insurances and other general conditions required pursuant to the contract.
CONSTRUCTION PHASE:
Once pre construction services are completed the project immediately enters the construction phase. The construction phase is the execution of the planning processes in the pre-construction phase. Titan’s main objective is to implement pre construction services immediately and begin the construction phase as quickly as possible. Once trades are selected and contracts are awarded, our efforts focus on the following functions:
PROJECT ORGANIZATION:
- Once the construction phase begins, a professional Field Superintendent is assigned to the project that is intimately involved during all stages of the construction processes.
- A project specific procedures manual is developed and used by all the members of the project team. This manual provides guidelines for project organization and coordination in the field, standard daily operations, change order procedures, safety, and quality and cost control.
- A project control plan is implemented by members of the Titan team to ensure the project remains on schedule, within budget, and conforms to the agreed upon scope of work, execution plan and specification.
- A detailed logistical plan, in accordance with the project schedule and budget, is developed and coordinated with trades.
- Weekly site meetings conducted with all trades ensure that the project execution advances according to the established schedule.
- Weekly team meetings of all project personnel, including the owner, architect and engineer, are designed to allow for open communication that ensures project progress.
PROJECT DOCUMENTATION:
- All project documentation is organize in conjunction with Titan’s reporting procedures to ensure each member of the project team and respective trades remains abreast of current design conditions and trade specific information.
- Titan’s documentation procedures are designed to clarify contract documents and facilitate timely decisions in the field.
- Shop drawings are coordinated to expedite the architects' approval of trade submissions.
BUDGETS AND SCHEDULES:
- As a project progresses, cost reporting becomes more frequent, allowing the entire team to keep abreast of current budget and schedules.
- All trades are required to submit schedule updates which are integrated into the overall project schedule used to control all field activities.
- Milestones and occupancy dates are updated as the project progresses.
QUALITY CONTROL:
- Titan’s work-in-place report is designed to monitor project progress and confirm all actions and installations are in accordance with design documents.
COST CONTROL:
- Titan’s cost reporting and forecasting system is designed to provide the client with timely information regarding cost forecasts and impending changes that affect overall cost. Monthly cost reports summarize all expenditures. By anticipating potential problems, Titan can take the appropriated actions to prevent exposing the project to unnecessary additional costs.
